Three ways New York City floods
New York City fails in three ways that the rest of the region does not. People live below grade here in numbers no other market matches, so a cloudburst is a life-safety event before it is a property loss. Most of the city is on a combined sewer, which means rain and sewage share one pipe and a storm that outruns its capacity comes back up through the lowest fixture in the building rather than in through the door. And the housing stock goes up rather than out, so a failed riser or supply line on a high floor is a claim on every floor beneath it before anyone has found the shutoff.
Below-grade apartments
People live below street level here in numbers no other market matches, and Hurricane Ida made the consequence unmistakable. A cellar apartment is a life-safety problem before it is a property loss, because the water arrives at the only exit. Below grade there is also no gravity drain to help you - water mitigation starts with pumping it out, and the walls stay wet long after the floor looks dry.
Combined-sewer backup
Most of the city runs rain and sewage down one pipe. When a cloudburst outruns that pipe, the overflow comes back up through the lowest fixture in the building rather than in through the door - floor drains, basement toilets, laundry standpipes. That water is category three the moment it appears, so flood cleanup here is not drying: carpet, pad and everything else porous comes out, and what remains is decontaminated.
High-rise riser failure
The housing stock goes up rather than out, so a failed riser or supply line on a high floor is a claim on every floor beneath it before anyone has found the shutoff. Those jobs are as much access as they are drying: certificates of insurance for the managing agent, approved work hours, a freight elevator reservation, and protected paths through common areas. We size equipment to fit the elevator and stage from the street, because there is nowhere to park a truck for three days.
Boroughs
Where we work across New York City
Crews local to each borough rather than one team crossing the city in traffic. The restoration process is the same in each: we respond, run an assessment of what is actually wet, extract, dry to a meter reading, and rebuild to pre-loss condition. What changes borough to borough is the housing stock, the flood history and how you get equipment into the building — which is what each borough page covers.
Queens
Queens combines attached single-family stock with a very large stock of below-grade apartments, and Hurricane Ida made the consequences of that unmistakable. Southern Queens along Howard Beach, Broad Channel, and the Rockaways floods tidally and took catastrophic surge damage in Sandy.

Restoration in QueensBrooklyn
Brooklyn is party-wall territory — attached brownstones and row houses — and that changes the job. Water in one brownstone does not stay in one brownstone, so the first thing we do on a row-house loss is meter the neighbors before anyone starts drying.

Manhattan losses are vertical. A failed riser or a supply line on the 14th floor becomes a claim on the 14th, 13th, 12th, and the lobby, and the building will want it isolated before it wants it dry.

Restoration in ManhattanStaten Island
The East Shore between Midland Beach, New Dorp Beach, and Oakwood Beach took the worst residential losses of Hurricane Sandy anywhere in the city, and the recovery reshaped the housing stock. Many homes here are now elevated, which changes where water goes and which utilities are exposed.

Mold removal in NYC
Mold in New York City is usually a symptom of one of the three failures above, and the remediation is a redo if nobody fixes the source first. Old buildings hold humidity, cellar-level space runs wet year round, and party walls carry moisture into a neighbouring unit that never had a leak of its own.
Mold remediation here is containment first, HEPA filtration running throughout, and the source repaired before anything is rebuilt. New York State requires the company that assesses mold and the company that remediates it to be separate businesses, so we never do both on the same job and we do not clear our own work — an independent hygienist does. How containment, HEPA filtration and clearance testing actually run.
Fire and smoke restoration in NYC
In attached and multifamily stock a fire in one unit is a smoke and water loss in several. Firefighting water is its own claim and gets extracted and dried before any soot work begins, and smoke travels through shafts, ductwork and party walls into apartments the fire never reached.
Board-up and roof tarp go in the same day so weather and theft losses do not stack on top of the fire. What fire and smoke restoration involves, from soot chemistry to odour treatment and rebuild, or read the detail on fire damage restoration in New York City — pre-war construction, co-op boards and FDNY vacate orders.

Insurance, in a building with four policies in play
A riser failure in a co-op or condo puts the building master policy, your HO-6, your neighbour’s carrier and possibly the managing agent all in the same conversation. That argument takes weeks. Drying cannot wait for it, because past roughly 48 hours a drying job becomes a remediation job.
We document the loss to carrier standards from day one with dated moisture readings and photographs, bill most carriers directly, and give every party the same line-item scope so there is one version of events. What water damage insurance actually covers — including why sewer backup needs an endorsement most people do not know they can buy.
